Unico Properties draws Insight Global from Bellevue to new Seattle Waterfront and secures 75,000-square-foot lease at 2323 Elliott, the largest new office lease by a private company thus far in 2023
SEATTLE (August 3, 2023) — Unico Properties LLC, a real estate investment and operating company, has drawn Insight Global, a premier staffing agency and recruiting service provider headquartered in Atlanta, Georgia, from Bellevue to 2323 Elliott on the new Seattle waterfront. Growing from 25,000 square feet at Bellevue Place to 75,000 square feet at the Seattle building, this represents the largest new office lease by a private company thus far in 2023. Insight Global is taking the entire building.
The 2323 Elliott office building sits atop a five-story parking garage, the largest parking garage on the waterfront, and it offers direct access to the revitalized Seattle waterfront via the Bell Street Pedestrian Bridge. In 2019, the Art Institute of Seattle permanently closed, leading Unico to invest in significant renovations to the building, and Unico delivered a remodeled and rebranded 2323 Elliott in 2021.
As part of his commitment to downtown revitalization, Mayor Bruce Harrell bolstered his support of the downtown Seattle business community by playing a vital role in supporting Insight Global’s move from the Eastside to the Seattle waterfront. The Mayor attended a private event for the company’s employees where he spoke about his excitement for Downtown Seattle, his commitment to seeing needed safety matters continuously improved, and shared his vision for the City.
“Supporting Insight Global in making such an impactful move to 2323 Elliott is the perfect way to further launch the newly transformed waterfront, and Mayor Harrell played an essential role in this effort. His very personal and dedicated commitment to welcome Insight Global to Seattle showcases how the City of Seattle is supporting the private sector and helping bring people back downtown. We are very grateful for the Mayor’s commitment to Seattle and specifically his focus on bringing businesses to downtown,” said Unico Properties Senior Vice President and Market Leader Andrew Cox.
“We’re incredibly pleased that Insight Global will be leasing a new state-of-the-art office space from Unico Properties on the transformed and reconnected Seattle Waterfront,” said Mayor Bruce Harrell. “Our Downtown Activation Plan embraces bold, creative thinking to make downtown safe and welcoming today and to design the downtown of tomorrow – creating a vibrant place where people from all walks of life can live, work, learn, play, and grow together. Key to that mission is making downtown a place people want to work and live.”
The building boasts a brand new, all glass entry; floor-to-ceiling, West-facing windows to maximize natural light; a 1,600 square-foot terrace with unobstructed views of Puget Sound; a lobby that opens to three stories which creates a striking welcome experience; new lockers and showers on each office floor; and 37,000 square-foot floor plates.
“This is the largest, new, true absorption office lease for Seattle in 2023 and we’re honored to support Insight Global’s growth on the beautiful, new waterfront,” said Liz Thorson, Unico Properties Director, Market Leader. “With the stunning views, amazing nearby amenities, ample parking, and the incredible transition of the waterfront, 2323 Elliott represents a perfect new home for their Seattle office. Insight Global’s move from the Eastside supports the ecosystem that will further transform the Seattle waterfront into all it is designed to be.”
“We are committed to building partnerships with the private sector to achieve our goal of a revitalized downtown and look forward to how Insight Global’s new office space advances their efforts to help job seekers find rewarding careers and brings new faces and energy to our downtown core,” added Mayor Harrell.
Insight Global will move to 2323 Elliott in 2024. Some of the building’s nearby amenities include the new Seattle waterfront with 20 acres of additional public space, Pike Place Market, the Seattle Aquarium, the Seattle Great Wheel, The Pink Door, Cherry Street Coffee, and Elliott’s Oyster House. The building is located along the Elliott Bay Trail, which runs from the Ferry Terminal through Myrtle Edwards Park. It is also less than 10 minutes to I-5 on/off ramps, the entrance to SR-99 Tunnel, and Ferry terminals.
Insight Global was represented by Jodi Selvey with Colliers Atlanta and Leigh Callaghan and Jeff Jeremiah with Colliers Seattle.
