In this cycle, we’ve completed nearly half a billion dollars of capital improvements to our assets, which has helped us outperform pro forma leasing assumptions in both speed of absorption and rental rate. We believe the best property transformations are those that combine thoughtful, tenant-centered design with innovative capital plans and finely-tuned operations.

The lobby of Denver Club reflects the mid-century modern design of the buildingOur strategy for the Denver Club building emphasized its historic appeal through branding and design, and modernized the tenant experience with a complete renovation and addition of new amenities, including the city’s first office building bowling alley. Post-rehab, rents have gone up 33%.

Aerial of Russell Investment Center in Seattle

Our team completed the largest single tenant to multi-tenant conversion in Seattle’s history when we transformed the 875,000 square foot Russell Investments Center in 2010. The building was purchased for $115 million and 30 months later, sold for $480 million.
