Property Overview
The Pearl Street Mall is Boulder’s vibrant pedestrian shopping, dining, and working core that makes up the cultural and commercial heart of the city. Centered in a pedestrian-only, open-air urban promenade, retailers on the mall include an eclectic mix of local boutiques to flagship stores of nationally-recognized companies.
138 Pearl Street is a three-story mixed use building built in 1949, remodeled in 1999, and remodeled again in 2016. The latest renovation achieved LEED Platinum certification, making the property Boulder’s first privately owned building with that award. The improvements include twenty-six percent energy savings over a built-to-code commercial building, and these savings go directly to tenants.
