Denver, Colo. (February 23, 2023) – Unico Properties LLC, a subsidiary of Unico Investment Group LLC that has been acquiring, managing, and developing commercial properties in Colorado for more than 13 years, announced today upgrades to 1755 Blake Street in downtown Denver. Unico also announced that bocce-bar concept LOB Denver will occupy the property’s ground floor, while online payment platform Melio has moved into the 3rd floor.
“1755 Blake Street is located in the heart of Denver’s Lower Downtown neighborhood, situated at a vibrant intersection where office, residential, hospitality, and entertainment meet,” said Billy Woodward, Unico’s Colorado market leader. “We see our investments in this property as important not just to our new and existing tenants, but to all who live, work, and visit this part of downtown. An activated ground floor, the addition of new trees and greenery, and an energetic new employer will together contribute to the overall urban experience.”
Expanding from their Toronto location, LOB Denver, a bocce-golf game-meets-bar concept offering locally infused craft food and drinks, will occupy 12,237 square-feet of ground floor space. Expected to open in Fall 2023, this will be LOB’s second location and its first in the U.S.

Melio, a leading B2B payments technology company that enables small and medium-sized businesses to quickly and seamlessly transfer and receive payments, has occupied over 25,000 square feet on the 3rd floor. Melio opened its Western headquarters in 2021 and is committed to supporting Colorado’s vibrant small business community, which embodies the innovative and entrepreneurial spirit that built Melio.
“Melio’s Denver office is located in the heart of downtown and it was very important to us to have a centrally located office within walking distance from the train and restaurants. 1755 Blake Street underwent significant upgrades to its streetscape that were funded in part by the Urban Forest Initiative, an effort by the Downtown Denver Partnership, the Downtown Denver Business Improvement District, and the City and County of Denver to grow downtown’s urban tree canopy. The property received eight new concrete raised planter beds, along with nine new trees, plus additional shrubs and flowers in each planter. Dig Studio designed the streetscape improvements and Valor Landscape lead the construction.
The new and existing tenants at 1755 Blake will be greeted with cosmetic upgrades to its interior, including an updated lobby, fitness center, and locker rooms. Designed by Denver-based Oz Architecture, the new entryway, lobby additions, and glass showers will improve the overall atmosphere and experience for tenants and guests alike.
