Five-story development optimized for post-pandemic occupancy
AUSTIN, Texas (February 2, 2021) — Unico Properties, a commercial real estate investor, developer, and full-service operator known for transforming the built environment through innovative, people-focused building experiences, today announced the completion of Bouldin Creek, a 165,000-square-foot Class-A office building at the northeast corner of South Lamar Boulevard and West Oltorf Street in South Austin. Proud Mary, a Melbourne-born coffee roaster and café, recently signed a long-term lease for a 2,500-square-foot retail space on the ground level, the former site of Lucy’s on the Fly. Expected to open later this year, this will be the restaurant’s second U.S. location.

Designed by Michael Hsu Office of Architecture, Bouldin Creek’s design celebrates the natural characteristics of South Austin, the surrounding neighborhood and adjacent green belt through the use of natural materials, as well as bold patterning and massing. Studio8 Architects served as the architect of record for the project.

Pursuing LEED Gold certification, the five-story building includes four elevators and 50,000-square-foot average floor plates to accommodate flexible workplace configurations. Floor-to-ceiling windows provide ample natural light and sweeping views of the green belt, surrounding neighborhood and downtown Austin. Large terraces located along the exterior provide the option of extended outdoor workspaces and amenity areas.
Additional amenities include two acres of programmed green space overlooking Bouldin Creek, a state-of-the-art fitness center, spa-quality locker facilities, bike storage and electric car-charging stations. Offering a 3.9/1,000 parking ratio, the building is also within walking distance of multiple restaurants, including Bouldin Acres, Loro, Patika, Black Sheep Lodge and Austin Beer Garden.
To further ingrain the property in the local community, Bouldin Creek partnered with the Downtown Austin Alliance’s Writing on the Walls program to commission four murals throughout the property from local artists Soledad Ferandez-Whitechurch, Tyler Hobbs, Sophie Roach and Jana Swec. Fernadez-Whitechurch’s mural, located in the parking garage, is an amalgam of geographical imagery with a modern and optimistic outlook for the future. Highly visible along the building’s façade, Hobbs’ piece explores how patterns, processes and randomness can both capture and distort elements of natural reality. Roach’s mural inside the lobby uses familiar shapes and patterns to create a unique visual language based on spontaneity and rhythm. Swec, a fine art painter, has created an ocean horizon on her mural, located on the top floor of the parking garage.
Co-developers Manifold Real Estate and OakPoint Real Estate acquired the land in 2018 and managed the ground-up development process. OakPoint will manage the property moving forward. The building was constructed by White Construction Company with landscape design provided by Nudge Design.
