Home to the iconic 5th Avenue Theatre, the Skinner Building was a classic, multi-use property in the heart of Seattle's central business district that was redeveloped by Unico to meet the needs of modern tenants.
Despite contending with seismic upgrades and the National Register of Historic Buildings, converting this 1910 medical office to residential apartments came in $2 M under budget.
Leveraging local knowledge, Unico was able to source, off-market, an opportunity to step into a stalled mixed-use development. Within a year of delivery, Unico raised occupancy of the residential portion to 99% and the office portion to 90% attracting major tenants.
Unico has a rich history of development that includes some of the most noteworthy high-rise office buildings in downtown Seattle and other high-performing buildings throughout the western U.S.
Unico worked with leadership at MultiCare to solve their overall campus expansion requirements while understanding what unique attributes the new health care facility needed given current and potential uses.
Unico understood that easy access to some of Seattle’s most vibrant neighborhoods, strong transit options, and generous green space were hallmarks of an undiscovered development gem.
